Commons Complex Renovation Project Phase 2: Laurel Hall

Summary: Scope of work includes roofing, water proofing, window refurbishment, refurbish entry doors, painting, flooring replacement, interior finishes, ADA and life safety upgrades, retrofit of HVAC systems, replacement of electrical and plumbing systems, fire detection and suppression upgrades, and landscaping.

Status: Current construction documents prepared by the A-E are 100% complete. Accessibility design issues are being evaluated. A finalized GMP is scheduled for May 2008. Construction must begin no later than June
2008. The schedule for substantial completion is June 2009 and occupancy in August 2009.


The Commons Complex renovation is a complicated, multi-phased renovation of four iconic historic
structures scheduled to occur over a discontinuous time period. Phase 2: Laurel Hall consists of
certain ADA code upgrades to the interior and exterior of the building, electrical upgrades, HVAC
modifications and upgrades, Spanish tile roofing replacement and sub-decking refurbishment,
refurbishment of existing steel casement window units, removal of asbestos glazing compound
materials, replacement of window glazing, Life Safety Code upgrades including a new fire alarm
panel, a new fire sprinkler system in the building, power washing of the exterior of the building, and
minor asbestos abatement. Design development documents were approved by the Board of Regents in
November 2007, only after reducing the project budget from $6,625,745.
